Danny Dedic became our friend 7 or 8 years ago. We didn’t know him personally, and I don’t know why he always sent us an invitation. But, when the realty groups had a family holiday function like Christmas Cookies with Mr and Mrs Santa, Pumpkinfest in the park, or Bowlarama; Danny always included us. He was a kind and thoughtful host. However, we had absolutely no intention of relocating, or selling our forever home. “Until” my wife decided she wanted to live closer than 7 states away from her mother. As I said, we didn’t know Danny personally. And, we certainly didn’t know him professionally; but out of sheer loyalty for all of his kindnesses over the years, we selected him as our realtor. My wife’s company had already given her a date 2 1/2 months away to begin work. Fortunately, it was shortly after the end of our son’s school year. We filled two 40 yard dumpsters with trash, sold what we were able, and packed what we intended to bring with us in one of those 8x8x16 moving pods. We were ready to go. While we were packing Danny stayed out of the way, but let us know that he had reliable, professional contacts who could lend id a helpiing hand at a moments notice. He had previously reviewed the comps, walked our home, and suggested a realistic target range for our selling price. Our home had experienced 11 years of benign neglect. Danny charged me with hiring someone to deep clean the doors, windows. walls, trim. apppliances, hardwood floors, counter tops, cabinets, light fixtures, faucets, tubs. , showers, toilets, closets, etc. When all of the bids came in super high, he recommended his cleaning person, and she bid half what the others had. I had the same experience with his direction to find a company to pressure wash the exterior of the house. The company that he recommended -charged 1/3 as much as the others. And., his carpet, tile, and grout cleaning snd restoration people brought forth a similar low bid. We left on a Sunday. Monday, Danny began scheduling and lining out his people. He directed and inspected their work. Thursday, he brought out the photographers. Late Friday of that same. week. he sent us a link to a Showcase video he had created of our home to begin displaying on Zillow. By Sunday morning, there were thousands of hits, and hundreds of shares of the video. Danny scheduled an open house Sunday afternoon. By Monday. morning we had received two concrete offers to buy. Late Monday, one buyer increased their bid beyond our asking price, and the other potential buyer withdrew theirs. What was wondrous to us is that this was Danny’s stated selling strategy all along. And, the result was that our home sold a little more than a week after we vacated it, and 3 days after it was officially listed on the market. And, of course, that wasn’t the end of it. Danny guided us through every step of the closing process, and achieved the actual legal closing in just 2 rather than 4 weeks time. We had already begun purchasing a new home, and our profit from Danny’s successful sale of our old home will give us the security of a down payment, new furniture, and ample reserves in our savings for any future necessities. So. in Danny’s case, what goes around comes around. We chose Danny, out of loyalty, because repaying him for his kindness was the right thing to do. And, we were in turn rewarded because he turned out to be one of the most patient, efficient,. professional realtors we could have chosen to “perfectly” manage the unbelievably successful sale of our home.
